Capital Smart City Islamabad
(CSCI) is a housing society project of “Habib Rafiq Limited (HRL)” which deals
in a number of sectors from Housing, Infrastructure, Design, Construction, Aviation,
and environmental areas to Power, Chemicals, Petro chemicals, Roads, Motorways,
Buildings, Oil & Gas sectors. HRL has served in real estate for last 15
years in Pakistan. Moreover, it has served the same industries in abroad as
well. Overall the background of HRL is strong enough to make CSCI a trustworthy
and credible project. Currently, CSCI is headed and managed by HRL’s subsidiary
named Future Development Holdings (Pvt.) Limited which has expertise in
management & technical profession. The master plan of CSCI is made by a
Singaporean company named “Surbana Jurong (SJ)” which mainly conducts planning
& designing in architectural aspects of the society.

Location:
CSCI is located at a distance of
6 KM from Thalian Interchange at Islamabad-Lahore Motorway (M2). Situated at a
prime location, 15 minutes-drive from Islamabad International Airport, CSCI has
been proved an attraction for Investment & Living purposes to overseas and
local Pakistanis.
Project Starting Date:
The project, CSCI, has been
officially started by March, 2018.
No Objection Certificate (NOC):
The NOC of society has been
approved by Rawalpindi Development Authority. The investors should prefer
investing in those societies whose NOC is approved or under-process.
Investment Aspect:
CSCI is in its initial phase so
it is offering plot files to both investors and end users. It has been proved a
lucrative investment opportunity and given profits to investors even at 20% of
total price since it started to both, Residential and Commercial plots’
investors.
Minimum Investment:
The minimum investment required
today to invest in residential files of CSCI is Rs. 500,000/- while the minimum
investment required to invest in commercial files is Rs.1,720,000/-. The lowest
investment which society provided at starting of the project in residential
files was Rs. 340,000/- which is increased to Rs. 500,000/- giving profits to
its first purchasers. Similarly, in commercial plot files it provided
investment opportunity from Rs. 1,150,000/-.
Total Area:
The total planned area of the
project is 58,000 Kanal.

CSCI has categorized its area in
three main categories which are as following:

General Block
These blocks are further divided
into Alphabetically-arranged sub blocks from A block to K block till now. It is
offering both Residential and Commercial plots in all of its blocks.
Development Progress:
The pace of development work in
CSCI is quite fast if we compare it to any other housing project in twin cities.
In December 2019, the society is going to conduct its first balloting which is
a major milestone.

Investment Perspective:
The investment in CSCI has given
good returns to the investors for past two years. Since the project is moving
to growing stage from initial stage, it will give further good returns to
investors in medium to long term if investing today. I personally do recommend
to clients to invest at the lowest price of any category/block in CSCI and hold
it for at least one to two years.
